General Rules and Conditions:

• The room rates quoted above are net prices for room only. A 10% service charge is added to the price of food, beverages, and other services.


• Bank transfer of a 50% deposit or credit card guarantee (VISA or MASTERCARD) within 7 days of your booking is required to confirm your reservation. Failure to do so will cause your request to be cancelled and you will have to re-submit.


• Rooms are equipped with either 1 double bed or 2 twin beds. Maximum Room Occupancy per Bedroom: 2 adults + 1 child 12 years and under (extra rollaway bed is optional), 2 adults + 2 children 12 years and under (rental of extra rollaway bed is required), or 3 adults (rental of extra rollaway bed is required). Extra rollaway bed rental charge: 250 Baht per night.


• In the interest of child safety and hygiene, we unfortunately do not allow pets at the resort.


• A minimum booking of two nights is required during peak season periods and on long weekends.


• One night will be charged if cancellation is not received at least 72 hours in advance (2 nights will be charged during peak periods). We'll only make use of this rule, however, if we are unable to re-rent the rooms which were cancelled.
  For early check-outs, we reserve the right to charge 1 night (2 nights during peak season) in addition to the nights already stayed.


• Transportation must be cancelled 48 hours before scheduled pickup or we reserve the right to charge the full amount if the car cannot be cancelled in time.


• Christmas Eve Dinner and New Year's Eve Dinner and Party are compulsory for reservations on 24th December and 31st December. The cost of Christmas Eve Dinner is 1,000 Baht for adults, 500 Baht for children 6-12 years, and free for children 5 and under. The cost of the New Year's Eve Dinner and Party is 1,200 Baht for adults, 600 Baht for children 6-12 years, and free for children 5 and under. Please note that 10% service charge is applicable to above quoted prices.
